1. Introduction

These Terms and Conditions ("Terms") govern the use and occupancy of residences at The Ridges 41, located in Hinjewadi, Pune. Developed by GK Associates Paranjape Blueridge and marketed by Paranjape, these Terms apply to all individuals who purchase or reside in a property at The Ridges 41. By engaging with our services or residing at The Ridges 41, you agree to comply with and be bound by these Terms.

2. Property Use

2.1 Residential Purpose: The property is designated solely for residential use. Any commercial activities are strictly prohibited.

2.2 Modifications: Any structural modifications to the property must receive prior written approval from the management.

3. Payment Terms

3.1 Booking Amount: A non-refundable booking amount is required to secure a residence.

3.2 Payment Schedule: Payments must be made according to the schedule outlined in the sale agreement.

3.3 Default: Failure to adhere to the payment schedule may result in penalties or cancellation of the booking at the discretion of the management.

4. Possession and Handover

4.1 Possession Date: The possession date will be communicated to the purchaser in writing.

4.2 Delays: While every effort will be made to adhere to the possession date, unforeseen circumstances may cause delays. The developer will not be liable for such delays.

5. Maintenance and Amenities

5.1 Maintenance Charges: Residents are required to pay maintenance charges as specified by the management.

5.2 Use of Amenities: All amenities within The Ridges 41 are for the exclusive use of residents and their guests. Residents must adhere to the rules governing the use of these facilities.

5.3 Upkeep: Residents are responsible for maintaining their property in good condition and must avoid causing any damage to common areas or amenities.

6. Parking

6.1 Parking Allocation: Parking spaces are allocated as specified in the sale agreement.

6.2 Vehicle Regulations: Residents must comply with all vehicle regulations and parking rules enforced by the management.

7. Code of Conduct

7.1 Noise Levels: Residents must ensure that noise levels are kept to a minimum to avoid disturbing others.

7.2 Pets: Residents must comply with the community's pet policy, ensuring that pets do not cause inconvenience to others.

7.3 Behavior: Residents and their guests must behave in a manner that maintains the peace and harmony of the community.

8. Compliance with Laws

Residents must comply with all applicable local, state, and national laws, regulations, and ordinances.

9. Termination

The management reserves the right to terminate the residency of any occupant who violates these Terms and Conditions.

10. Dispute Resolution

Any disputes arising from these Terms and Conditions shall be resolved through mutual negotiation. If a resolution cannot be reached, the dispute shall be subject to arbitration in accordance with the laws of India.

11. Amendments

The management reserves the right to amend these Terms and Conditions at any time. Residents will be notified of any changes in writing.

12. Limitation of Liability

The management shall not be liable for any direct, indirect, incidental, or consequential damages arising from the use or occupancy of the property.

By purchasing or residing in a property at The Ridges 41, you acknowledge that you have read, understood, and agree to be bound by these Terms and Conditions.
